How do you express the "There" of this sentence in Esperanto? Would the translation really just be Estas problemo?

Yes, that's all there is to it. I might be inclined to say "Ekzistas problemo", but that's a matter of personal taste.

Yes. "esti" translates this form too.

It shouldn't. You'd have to say "tio estas problemo" in that case, I think. I'm not sure I can imagine a situation in which "estas problemo" can be read in both ways and according to the way you read it, you give a very different turn to the overall meaning.
So it's better to use "ekzisti" in that case.
To be sincere, I've never seen "ekzistas problemo" used. I think I would go with "ni/mi havas problemon", or if I am supposed/inclined to provide an explanation right away, "estas jena problemo: ..." or "estas problemo je tio, ke..."

"Estas problemo tie" or "Estas problemo tie ĉi" seems to me a good translation.

黄鸡蛋:To me "it's a problem" and "there's a problem" seems the same... And "estas problemo" can mean both, especially when you say "Estas problemo, ke...".
No, that to me means "we have a [possibly new] problem and that is because...". It wouldn't mean "the problem at least one of us was referring to earlier is about...". I would say that like "La problemo estas, ke...".

En la franca ekzistas diferenco inter "it's a problem" kaj "there is a problem".
"it's a problem" (fra : c'est un problème) signifas ke la auxskultanto jam scias pri kio problemo oni parolas. Li ne atendas alian informon pri tio problemo. Do, laux mi, la traduko estos : "tio estas problemo".
Sed "there's a problem" (fra : il y a un problème) implicas alian klarigon. Do la traduko : "estas problemo" aux "ni havas problemon" subkomprenite ke vi klarigos al la auskultanto kion estas tio problemo.
